Orchard Street’s new fund acquires 135,000 sq. ft. industrial park in Warrington.

Orchard Street Investment Management (“Orchard Street”), acting on behalf of a pension fund client, has completed the acquisition of Taurus Park, a high-quality multi-let industrial estate in Warrington, from Pictet Alternative Advisors.
Situated at the strategic crossroads of the M6 and M62 motorways, Taurus Park offers 135,000 sq ft of modern, well-presented industrial space across 13 fully let units, with outstanding connectivity to both Manchester and Liverpool- each being accessible within 30 minutes. Its location cements Warrington’s position as one of the North West’s most established and high-performing logistics hubs.
Orchard Street will target a number of low carbon refurbishments to improve EPC ratings to A+, electrify the units and install solar PV panels to reduce occupier costs and decarbonise the estate. These enhancements are expected to drive further rental growth by aligning the space with growing occupier demand for sustainable, energy-efficient units. Broader societal benefits will also be delivered through green skills placements, increased biodiversity, and the provision of EV charging points.
Taurus Park is one of the first investments made by Orchard Street’s recently launched Decarbonisation Fund, the second fund in its growing Impact Fund series. The fund is focused on generating strong financial returns while delivering measurable environmental outcomes through the remediation, decarbonisation, and repositioning of assets across the UK.
